These website terms & conditions (T&Cs) govern your access to and use of the M T Finance website(s), including any pages made available for individual use and intermediaries (‘website’). By accessing or using the website, you confirm that you accept these terms & conditions and agree to comply with them. If you do not agree, you must not use the website.
1) Who we are
1.1 The website is operated by M T Finance Limited (together ‘MT Finance’, ‘we’, ‘us’ or ‘our’).
1.2 Group information (including company numbers and registered office address) is published on the website.
1.3 Where we refer to regulated mortgage activity, MTF (NH) Limited is authorised and regulated by the Financial Conduct Authority (FCA) FRN: 925115.
2) Intellectual property
2.1 Unless stated otherwise, the website and all content on it (including text, graphics, logos, product guides, calculators, forms, downloads, layouts, and look-and-feel) are owned by or licensed to M T Finance and are protected by intellectual property laws.
2.2 You may print or download extracts for your internal business use only (e.g., to understand our products and process an enquiry) provided you do not modify content and you retain any proprietary notices.
2.3 You must not copy, redistribute, republish, transmit, sell, commercially exploit, scrape, data-mine, or create derivative works from the website or its content without our prior written consent.
3) Trademark and logo rights
3.1 ‘M T Finance’, and any related brand names, including the M T Finance logo are trademarks and/or trade dress owned by M T Finance are licensed to us.
3.2 You must not use our trademarks, logos, or brand assets (including in marketing, websites, social media, or client materials) without our prior written consent, except where we expressly provide brand assets for broker use and you comply with any usage guidelines.
4) How the information is intended to be used
4.1 The website content is provided for general information and intermediary support (e.g., high-level product information, criteria summaries, and process guidance).
4.2 The website is not intended to be relied upon by any person as advice. You remain responsible for:
- checking the latest product guide(s), criteria and documentation; and
- obtaining your own professional advice (legal, tax, financial, regulatory) where needed.
5) Accuracy of information and making changes on our site
5.1 We aim to keep website content up to date, but we do not guarantee that the website or its content is accurate, complete, current, error-free, or fit for any particular purpose.

7.1 To the fullest extent permitted by law, we exclude all implied conditions, warranties, representations and other terms that may apply to the website or any content on it.
7.2 We will not be liable to you for any loss or damage (whether in contract, tort (including negligence), breach of statutory duty, or otherwise) arising from or in connection with:

- reliance on any website content; or
- viruses, outages, interruptions, delays, or security incidents,

7.3 Nothing in these terms & conditions excludes or limits liability that cannot be excluded under applicable law (including liability for death/personal injury caused by negligence, fraud, or fraudulent misrepresentation).
8) The products we offer and the rules we’re bound by
8.1 M T Finance provides specialist property finance products, which may include (depending on the relevant entity, borrower circumstances and product):
- Regulated bridging (regulated mortgage contracts);
- Unregulated bridging;
- Buy-to-let (BTL) mortgages;
- Commercial mortgages; and
- Semi-commercial mortgages.
8.2 Regulatory status and important information
- Where a product is a regulated mortgage contract, it will be provided by the relevant authorised entity (as stated in the product documentation (ESIS / Mortgage Illustration), and applicable FCA rules will apply.
- Many property finance products (including certain bridging, BTL, commercial and semi-commercial facilities) may be unregulated, and different regulatory protections may apply.
- All lending is subject to status, eligibility, property suitability, underwriting, and (where applicable) valuation and legal due diligence, and is documented in formal facility documentation.
Property risk warning: Your property may be repossessed if you do not keep up repayments or do not repay your borrowing in full.
9) Information doesn’t constitute a binding offer
9.1 The website and its content do not constitute an offer, invitation to treat, commitment, or binding agreement to lend.
9.2 Any indication of terms, rates, fees or timescales is illustrative only and may change. A loan will proceed only if and when:
- we issue formal terms and/or a facility offer; and
- all conditions are satisfied; and
- legal documentation is completed to our satisfaction.
10) Legal disclaimer
10.1 While the website may refer to processes, documentation and typical timescales, we do not guarantee that any application will be accepted or completed within any timeframe.
10.2 If any provision of these terms & conditions is found unlawful or unenforceable, the remaining provisions will continue in force.
11) How a user is obliged to use our site (acceptable use)

- impersonate M T Finance or misrepresent your relationship with us; or

11.2 we may suspend or terminate your access (including to any portal areas) if we reasonably believe you have breached these terms & conditions.

13) Governing law and jurisdiction
13.1 These terms & conditions and any dispute arising out of or in connection with them are governed by the laws of England and Wales, and the courts of England and Wales shall have exclusive jurisdiction.
