Affordability has been a key consideration and our criteria reflects this with ICR stress testing starting at 125% for both limited companies and individual landlords.
PRODUCTs
Standard Residential
Our mortgages have been designed to make the process as effortless as possible. We lend to individuals and corporate clients as well as first-time buyers and first-time landlords. Clients can borrow up to 80% LTV with mortgages starting from £25,0001.
HMO
Designed for landlords with at least 12 months of experience, our HMO mortgages are available for properties of up to 10 bedrooms. We lend up to 80% LTV on homes with a minimum value of £100,000 (outside of London).
MUFB
Available for individual and corporate borrowers, we offer up to 75% LTV with a minimum value of £100,000 (outside of London). We lend against properties above and adjacent to commercial assets, semi-commercial and standard builds, up to a maximum of 10 units.
Semi-commercial
Suitable for properties which comprise of less than 40% commercial space, we offer individuals and corporate borrowers up to 75% LTV. Focus is solely on the residential aspect of the property meaning we can easily unlock opportunities for your client.
Standard Residential
With a focus on ease and simplicity, our standard residential buy-to-let mortgages have been designed to make the process as effortless as possible. We lend to individuals and corporate clients as well as first-time buyers and first-time landlords. Clients can borrow up to 80% LTV with mortgages starting from £25,0001.
HMO
Designed for landlords with at least 12 months of experience, our HMO mortgages are available for properties of up to 10 bedrooms. We lend up to 80% LTV on homes with a minimum value of £100,000 (outside of London). Product fees can also be added to the loan over and above the maximum loan limits.
MUFB
Available for both individual and corporate borrowers, our MUFB mortgages make the purchase and remortgage process as simple as possible. We offer up to 75% LTV on properties with a minimum value of £100,000 (outside of London). Property types we lend against include those above and adjacent to commercial property, semi-commercial and standard builds, up to a maximum of 10 units.
Semi-commercial
Suitable for properties which comprise of less than 40% commercial space, our semi-commercial mortgages offer individuals and corporate borrowers up to 75% LTV. By focusing solely on the residential aspect of the property and rental in terms of LTV and ICR coverage, we can easily unlock opportunities for your client.

A buy-to-let mortgage is a specific type of mortgage which allows landlords and investors to purchase or remortgage a property before letting it out to tenants.
Yes, we lend to individuals and limited companies.
Yes, we will lend to first-time landlords – and first-time buyers – who are purchasing a standard residential property. We require at least 12 months' of experience for purchasing or remortgaging an HMO or MUFB property.
Yes, we do.
- Application fee: This is an upfront fee which covers the administrative costs of processing an application
- Valuation fee: This covers the surveyor’s costs for carrying out the property valuation
- Product fee: This can be paid upfront or capitalised to the loan as part of the gross total
- Transactional fee: This covers the distribution of the money
We are unable to offer consumer BTL and we can’t lend on a property which the borrower has previously resided in and when they have an absence of further properties.
Our ICR stress testing starts at 125%. This rate is available on our five-year products across all tax brackets.
We use Method and Appraisers UK.
For buy-to-let mortgages, we accept the open market value (OMV).
If your client has requested an HMO investment valuation then this is something we will consider for larger and more complex HMO and MUFB properties but this is assessed on a case-by-case basis.
We will consider holiday lets and we stress against the property’s Assured Shorthold Tenancy (AST).
